Terms, and how to read LetLens

LetLens is an early beta. It gathers information from public sources to help you form a quick view of a postcode in seconds, before you do the deeper research a real property decision needs. It is a starting point, not a conclusion.

It is indicative, not advice

Nothing on LetLens is legal, planning, financial, or investment advice. The figures are modelled from public data and from assumptions you can change, not from a survey, a valuation, or a professional opinion. You should not make a purchase, letting, or licensing decision on the strength of LetLens alone. Always confirm licensing and planning requirements directly with the relevant council, and take professional advice, before you act.

What the data is

LetLens combines official and open datasets (for example Land Registry sold prices, Energy Performance Certificates, Environment Agency flood data, ONS geography and demographics, Police recorded crime, council licensing information) with rent evidence used only to benchmark typical local rents. Coverage varies by source and by place. Where we do not hold something, LetLens tells you so rather than filling the gap with a guess. A missing figure is never shown as a zero.

No responsibility for decisions you make

To the fullest extent permitted by law, we accept no responsibility or liability for any loss arising from decisions made using LetLens. Data may be incomplete, out of date, or wrong. You use LetLens at your own risk and remain responsible for verifying anything that matters to you. Nothing in these terms limits any liability that cannot be limited under law.

What we record during the beta

To understand how the beta is used and make it better, we record activity on the site: the pages and postcodes you look at, the actions you take (searches, opening the detail view, changing inputs), your approximate location and device type, and your IP address. This is first-party only, kept on our own systems, not shared with advertising networks, and retained for up to 90 days. We rely on our legitimate interest in improving an early product. If you would rather not be included, do not use the beta. Email [email protected] to ask what we hold about you or to have it removed, and we will action it.

Features and data change without notice, the service may be unavailable at times, and answers may change as the underlying data is corrected. We welcome the feedback that makes it better.

Telling us something is wrong

These pages are assembled from councils' own published sources, and councils change schemes, fees and boundaries without telling anyone. If something here is wrong or out of date, email [email protected], ideally with the council and a link to the page you are reading. Corrections to licensing and Article 4 answers are the ones we most want to hear about, and we would rather be told than be confidently wrong.
