Terms, and how to read LetLens
LetLens is an early beta. It gathers information from public sources to help you form a quick view of a postcode in seconds, before you do the deeper research a real property decision needs. It is a starting point, not a conclusion.
It is indicative, not advice
Nothing on LetLens is legal, planning, financial, or investment advice. The figures are modelled from public data and from assumptions you can change, not from a survey, a valuation, or a professional opinion. You should not make a purchase, letting, or licensing decision on the strength of LetLens alone. Always confirm licensing and planning requirements directly with the relevant council, and take professional advice, before you act.
What the data is
LetLens combines official and open datasets (for example Land Registry sold prices, Energy Performance Certificates, Environment Agency flood data, ONS geography and demographics, Police recorded crime, council licensing information) with rent evidence used only to benchmark typical local rents. Coverage varies by source and by place. Where we do not hold something, LetLens tells you so rather than filling the gap with a guess. A missing figure is never shown as a zero.
No responsibility for decisions you make
To the fullest extent permitted by law, we accept no responsibility or liability for any loss arising from decisions made using LetLens. Data may be incomplete, out of date, or wrong. You use LetLens at your own risk and remain responsible for verifying anything that matters to you. Nothing in these terms limits any liability that cannot be limited under law.
Who controls your information
LetLens is operated by Julian Voss, who is the controller for the personal information described here. Contact [email protected] with a privacy question or request.
What we record when you use the site
To secure, understand and improve LetLens, we record the pages and postcodes you look at, the actions you take, your approximate location and device type, and your IP address. We retain this site activity for up to 90 days. We process it because we have a legitimate interest in operating, protecting and improving the service.
When you ask for a quote, book a call or request the next opening
If you submit a service enquiry, book a call or ask to hear about the next opening, we store the name, email address and phone number you provide, together with the postcode, intended occupancy, initial result shown to you, selected call time and any short message you add. We use this information to prepare and email the quote, confirm the call or enquiry, tell you when a call time opens, contact you about the property and take steps you request before entering a contract. HMO call bookings are stored in LetLens and are not written to Google Calendar. We query the availability of the operator's calendars without collecting event titles, attendees or descriptions. We do not add your details to an unrelated marketing list. Private test submissions are retained for up to 30 days. A real enquiry may be retained for up to 12 months after the last contact, unless a longer period is needed for an active service, accounting, legal claims or another legal obligation.
When we contact businesses
We may use business contact details from public professional sources, including a business's own website, Companies House and approved property redress scheme registers, to tell incorporated letting and property-management businesses about relevant LetLens services. The information may include a contact name, company, business email address, website, trading area and the source of the record.
We process this information because we have a legitimate interest in developing and offering services that are directly relevant to the recipient's professional role. We do not use this route to email people we identify as sole traders or unincorporated partnerships without the consent required by law. Every marketing message identifies LetLens and explains how to object. You can object by replying to the message or emailing [email protected], and we will stop marketing to that address.
We normally retain a business prospect record for up to 12 months after the last contact. If somebody objects, we retain the minimum address and objection record on a suppression list for as long as needed to make sure we honour that request.
Site measurement and session replay
We use Microsoft Clarity to understand how people use LetLens and where the site causes difficulty. Before you make a choice, and if you choose "No thanks", Clarity operates without cookies. It records each page view separately, including interactions such as clicks, scrolling and pointer movement, together with device, browser, approximate location and performance information. It cannot use cookies to connect those page views into a continuing visitor journey.
If you choose "Allow", Clarity can connect page views into a session and provide fuller journey and funnel information. Clarity reconstructs a replay from the page and recorded interactions. It is not a camera recording of you or your screen, and text entered into form fields is masked.
We process the limited cookieless measurement because we have a legitimate interest in operating and improving the service. We use analytics cookies only with your consent. Standard Clarity session recordings are retained for up to 30 days. Aggregated click and heatmap information may be retained for up to 9 months. We keep advertising storage disabled, so this information is not shared with Microsoft Advertising by Clarity. Read the Microsoft Privacy Statement or change your measurement choice.
Advertising measurement
If you reach LetLens through an advert, we may store the campaign details and advertising click reference included in the page address. After a successful quote request or call booking, we may send Google Ads that click reference, the submission time and the LetLens enquiry reference through a secure server connection so we can understand which adverts produced a genuine enquiry. This happens whether or not you choose "Allow" and does not include your email, phone, postcode, property details, message, IP address or user agent. We rely on our legitimate interest to retain the click reference attached to an enquiry or booking and report this limited outcome.
On the quote pages, the Google advertising tag is blocked unless you choose "Allow". If you allow it, Google may set or read advertising measurement cookies. When a quote request or call booking succeeds, the tag also receives the email address and phone number you entered so it can hash them and improve conversion matching. Google receives the hashed matching data, the LetLens enquiry reference and the conversion event, not the property details or quote content. We use this tag on the basis of your consent. We keep advertising personalisation disabled. You can change the choice through the Cookie settings link on this page or any quote page.
Who receives it
We use service providers for website hosting, email, messaging, security and advertising measurement. They may process information only to provide those services to us. If you instruct LetLens, relevant information may also be shared with the council and with professional providers needed for your application. We do not sell personal information. Some providers may process information outside the United Kingdom. Where they do, we use an adequacy decision or appropriate contractual safeguards.
Your rights
Depending on the circumstances, you can ask for a copy of your information, correction, deletion, restriction, portability, or object to processing based on legitimate interests. You can also complain to the Information Commissioner's Office. Email [email protected] first so we can deal with the issue. The ICO explains your rights at ico.org.uk.

Features and data change without notice, the service may be unavailable at times, and answers may change as the underlying data is corrected. We welcome the feedback that makes it better.
Telling us something is wrong
These pages are assembled from councils' own published sources, and councils change schemes, fees and boundaries without telling anyone. If something here is wrong or out of date, email [email protected], ideally with the council and a link to the page you are reading. Corrections to licensing and Article 4 answers are the ones we most want to hear about, and we would rather be told than be confidently wrong.
