Enter the property postcode to see when registration becomes required in its region and the deadline. If it is shared, we will also flag the likely HMO licence and planning route.
Free and immediate. No account, email or full address needed to see the result.
LetLens is independent. It is not the government registration service or a council.

HMO planning
Planning and property licensing are separate checks.
A postcode result is a screening answer. The exact address, household setup and planning history must be confirmed before an application.
Keep the deadline above. If the letting setup changes, run the check again because licensing and planning can change with occupation.

The national database and local council rules sit alongside each other. A shared property can need action on all three.
Actively let properties are scheduled to enter by region. The landlord must use their own GOV.UK One Login to complete registration.
Mandatory, additional and selective licensing depend on the council, occupancy and sometimes the exact address.
HMO planning depends on the proposed use, number of occupants, Article 4 restrictions and the property's history.
Common questions
The service opens on 15 December 2026, and from then any landlord in England can register. The legal requirement starts region by region, with the West Midlands first. The checker shows when it starts for each English region and the deadline.
The announced rollout gives actively letting landlords in each called region a three-month registration window. The final scheduled deadline is 14 November 2027.
The landlord must start and finish the government journey through their own GOV.UK One Login. LetLens can help identify licensing and planning work, but this checker is not the government registration service.
No. The national database, council licensing and planning are separate. A property may need registration as well as an HMO or selective licence and, in some cases, planning permission.
Registration covers landlords of assured and regulated tenancies. Lodgers who live with the owner are not normally assured tenants, so a live-in landlord is not usually required to register those lettings. Confirm the exact arrangement, and note that three or more lodgers can still make the home a licensable HMO.
